Georgia Foreclosure
Sale Dates 2026–2027.
Georgia foreclosure sales are held on the first Tuesday of every month at the county courthouse. Here is every upcoming sale date, and what it means for your timeline.
The First Tuesday of Every Month.
In Georgia, most foreclosures are non-judicial, and every sale happens on the same schedule statewide: the first Tuesday of the month, between 10 a.m. and 4 p.m., at the courthouse of the county where the home is located (or another location the county designates). When the first Tuesday is New Year’s Day, the sale moves to Wednesday (O.C.G.A. § 9-13-161).
Before a home can be sold, the lender must mail a notice at least 30 days ahead and advertise the sale in the county’s legal newspaper once a week for the four weeks before the sale date. That means a sale date is usually known about five weeks in advance.
What the date means for you
The date on your notice is your deadline. Until then you still own the home and may be able to stop the foreclosure, catch up, or sell and keep your equity. Georgia has no right to buy the home back after the sale, so the weeks before it matter most.
